Not every project is about the building in front of you. Sometimes the smartest design decision is the one that sets up what comes next. For the owners of two large, subdividable lots in Central Lonsdale, a new coach house was the first move in a longer game — a rental property that adds immediate value while establishing the architectural language for the future development potential of the site.

The contemporary two-bedroom coach house does both jobs well. As a rental it's well-proportioned, practical, and attractive to the market. As a statement of intent it signals what the larger development could become — a cohesive, considered contemporary project rather than a patchwork of decisions made one at a time.

In a neighbourhood where densification is already underway and landowners are thinking carefully about how to unlock the value in larger lots, having a built example on site that defines the vision is worth more than any rendering. The coach house is the proof of concept.

Small building. Long game.
